How to Track Airbnb Income and Expenses per Property (Without Accounting Training)

Airbnb tells you what you earned on Airbnb. Booking.com tells you what you earned on Booking.com. Neither tells you whether the flat on the second floor actually makes money once cleaning, repairs and utilities are paid. To know that, you need income and expenses side by side, per property.

Start with the question: profit per property

Totals hide problems. A portfolio can look healthy while one property quietly loses money every winter. So the unit of tracking is the property, and the result you want each month is:
