Vacation Rental Software in Portugal: A Practical Guide for Alojamento Local Hosts

Portugal is one of Europe's most active short-term rental markets, from Lisbon and Porto to the Algarve and Madeira. Most properties are run as Alojamento Local (AL) by owners, small companies and co-hosts who look after apartments for others.
This guide covers what AL hosts in Portugal should expect from vacation rental software, the legal work software does not do for you, and how to compare tools.
First, the rules software will not handle for you
Before choosing a tool, it helps to be clear about what stays your responsibility:
- AL registration. A property is registered as Alojamento Local through a prior notice on the Balcão do Empreendedor, which assigns the registration number, subject to the municipality not objecting. Rules on new registrations vary by municipality, especially in Lisbon and Porto.
- Registration number on every listing. Under EU Regulation 2024/1028, applicable since 20 May 2026, platforms must display the registration number where a national or local registration scheme exists, and may remove listings without a valid one.
- Guest registration, tourist tax and income tax follow national and municipal rules that change over time.
A property management system helps you stay organised, but it does not register your property or file anything with the authorities. Check current requirements with your municipality or an adviser.
What AL hosts should expect from the software
One calendar for every channel
Portuguese AL properties are commonly listed on Airbnb, Booking.com and Vrbo at the same time. You want all reservations in one calendar per property, with overlapping bookings flagged automatically. Most smaller tools import each channel's iCal feed on a schedule; larger channel managers connect by API. Ask how often calendars refresh.
Income and expenses per property
