Vacation Rental Software in Spain: A 2026 Guide for Hosts and Co-Hosts

From the Costa Blanca and Costa del Sol to Madrid, Barcelona and the islands, Spain's holiday rentals are run by a mix of owners, small companies and co-hosts. The rules around them changed several times in 2025 and 2026, which makes good organisation more important than ever.
This guide explains what hosts and co-hosts in Spain should expect from vacation rental software, which obligations stay with you, and how to compare tools.
The regulatory picture in 2026 — and what software does not do
Software will not register your property or file anything for you, but it helps to know the current landscape:
- Regional tourist registration still applies. Tourist rentals are regulated by each autonomous community (for example, the Comunitat Valenciana, Andalucía or Catalunya), each with its own register and licence number.
- The national single registry was annulled. Spain's Supreme Court annulled the Registro Único de Arrendamientos, the national registration number introduced by Royal Decree 1312/2024, in a ruling published in May 2026, because regulating tourist rentals belongs to the regions. The digital data channel (Ventanilla Única Digital) used for platform data-sharing was kept.
- EU Regulation 2024/1028 applies since 20 May 2026. Where a registration scheme exists, platforms must display the registration number and share activity data with authorities.
Rules differ by region and change often. Check the current requirements with your regional tourism authority or an adviser.
What hosts in Spain should expect from the software
All channels in one calendar
Spanish holiday rentals are typically listed on Airbnb and Booking.com, often Vrbo too. You want every reservation in one calendar per property and an automatic warning when two bookings overlap. Ask whether sync works through iCal (refreshed on a schedule) or API, and how often it runs.
Income and expenses per property

Many Spanish holiday apartments belong to owners who live elsewhere in Spain or abroad. Frequently asked questions
Do I still need a registration number to list a holiday rental in Spain?
Yes, the regional tourist registration number of your autonomous community. The national number from the Registro Único was annulled by the Supreme Court in 2026, but regional registration and EU rules still apply.
Does a PMS send guest data to the authorities?
Not Hostfinn. Guest registration and any reporting to the authorities remain your responsibility or that of a specialised service.
Can I manage long-term lets in Spain in the same tool?
